According to the latest Dubai property market reports, Dubai Marina remains one of the most sought-after areas for buying and renting property in Dubai. With a wide range of options, from affordable to luxury real estate, buyers and tenants can find the perfect property type to suit their needs, including studios, apartments, penthouses, podium villas, or even entire buildings.

The highest annual returns are seen in studios and one-bedroom apartments, with yields of 6.4% and 6.2%, respectively. Following these are two- and three-bedroom apartments, offering returns of 5.7% and 5.3%, respectively. For larger 4-5 bedroom apartments, annual returns can reach up to 4.5%.

It’s important to note that many buyers prefer investing in smaller properties like studios, one-bedroom apartments, or hotel apartments in Dubai Marina. These types of properties are considered the most profitable for those looking to lease out their investment, especially given Dubai Marina’s prime location just a 30-minute drive from the World Expo 2020 exhibition site.

When it comes to purchasing villas or townhouses, the return on investment (ROI) follows a different trend compared to studios and apartments: the larger the property, the higher the income. For instance, a five-bedroom villa leads the profitability with an annual yield of 5.2%, while four-bedroom units generate 4.2%. It’s also worth noting that as of February 2021, there are more than 95,000 housing units currently under construction across Dubai, with 5,781 of them located in Dubai Marina. Additionally, the area ranks third in the top five locations for purchasing off-plan properties and has claimed the top spot for ready-to-move-in properties.
